Q: Who is AmeriBuy Realty?
A: AmeriBuy Realty is a full service Flat Fee Real Estate Broker for Southern California Buyers wherein we charge a flat fee of $4,995 and rebate the difference in the Buyer's Agent commission back to the Buyers at the close of the transaction.
Q: Could you provide an example please?
A: Sure. Let’s say you are purchasing a home for $800,000. The Seller will have agreed with their agent to pay a commission upon the sale of the house. Generally, that commission is around 6% today. 50% of the commission generally is paid to the Real Estate Agent making the offer, or 3%. 3% of $800,000 is $24,000. At the close AmeriBuy retains $4,995 and rebates by wire transfer or mails you a check for $19,005.
Q: Do I have to pay the rebated amount back?
A: No. The money is yours to keep and NEVER pay back. You may use it to buy new carpets, drapes, furniture, landscaping, paint or just put the cash in the bank.
Q: Do I have to sign any Agreements with AmeriBuy?
A: Yes. There is a short 2 page Agreement that provides us the ability to represent your offers to Sellers and commits us in writing to rebate all commission amounts due the Buyers agent above $4,995 to you immediately upon the close of the transaction.
Q: Once I sign an Agreement with AmeriBuy can I cancel it?
A: Yes. At any time all you have to do is send us a cancellation notice by fax or mail that you wish to cancel the Agreement and you are automatically released and you may work with and pay any other agent you desire. If we are not doing the job, then you should fire us and we give you that ability at all times. Either we do as we say and provide you our best service or we deserve to be terminated by you. You are our Boss and we work for you.
Q: Will I have a specific AmeriBuy Realtor I work with on all my dealings and questions?
A: Yes: You will have the Realtor you initially speak with as your Realtor and they will be responsible for all your Real Estate activities. All AmeriBuy Realtors are fully licensed by the State of California and have years of experience in representing Buyers in making an offer to purchase Real Estate. Of course you may find that upon calling our office that your specific Agent is not available and you may speak with any of our other Realtors or Management at any time and ask questions or request advice and counsel
Q: Can I use my rebate funds to pay my closing costs, or for my Home Owners Insurance or other costs related to my purchase?
A: Yes. Your rebated funds are yours and can be used for any purpose including the above.
Q: How will I make appointments to visit houses with AmeriBuy representing me?
A: There are 2 ways:
1st you can locate the houses you wish to visit via the internet at various sites (Realtor.com, Ihomes.com, etc) or drive the area in which you wish to purchase and upon locating the For Sale signs and you can call the Realtor listed next for each property on the internet site or listed on the For Sale sign with each property and request they show you the home. You should make absolutely sure you inform them that you are already represented by a Realtor at that time should you wish to make an offer on the property, but your Realtor will NOT be making the visit with you.
2nd Upon locating the houses you wish to visit on the internet or by driving through the area you can call AmeriBuy Realty and ask the Receptionist for the Scheduling Desk. You will then provide the Scheduler with the exact and full property address including zip code and the name and number of the Realtor with the approximate date and time you would like to visit each property along with your email address. The Scheduler will then call the Realtors and arrange for your visit and email you confirmation of the appointments as the Seller's Realtor confirms the dates and time.
Q: How do I make an offer on a property once I have found one I want to purchase?
A: You will call your AmeriBuy Realtor/Agent and inform them of your decision with all the pertinent information about the property. They will complete a California Association of Realtors officially approved Offer to Purchase contract used by virtually every Realtor in California and then fax it you. You will sign it, fax it back to your Realtor, and they will send it over to the Sellers agent for acceptance.
Q: Will you help prepare the offer?
A: Yes, your AmeriBuy Realtor can supply you with selling prices for comparable properties (“comps”) so that you understand the market for that type of home. Then, when you decide on the offer price and terms, we will prepare the contract for you. Upon your approval we will proceed to present the offer to the seller – just like any other full service broker.
Q: What is the real difference between you and virtually every other “Full Service” Real Estate Company out there?
A: Basically, just one difference. AmeriBuy Realtors do not provide you a list of houses for your consideration and they do not drive you around or meet you at the property to stand around while you walk through to see if a property meets your requirements.
AmeriBuy Realtors, other than not visiting the properties, provide you every other service, protection, counsel and advice. If having a list sent to you, being met at a property while you walk through and visiting a property is worth $10,000, $20,000 perhaps $50,000 to you, then you should by all means retain the services of a Realtor/Agent other than AmeriBuy.
Q: How can AmeriBuy Realty afford to rebate $10,000, $20,000 even $50,000 back to me over all other Real Estate Firms?
A: Our costs are dramatically lower in 2 ways:
1st We have the economy of scale by having all transactions for the entire State of California in 1 large call center. This saves a huge amount of overhead over having multiple offices throughout the area.
2nd When a Real Estate transaction closes the Buyer’s Realtor receives a huge portion of the commission due, often as much as 90%. AmeriBuy Realtors receive a salary and a small commission on each transaction. Because they do not have to drive clients around and visit properties and stand there while clients walk through they can handle many times more transactions and still provide all the services, support, protection and counsel of any other Realtor.Q: Can AmeriBuy help me with getting approved for a home loan?
A: Yes: AmeriBuy works with a large Lender that completed hundreds of millions of dollars in home loans last year. They have some very special rates and terms for any Buyers that work with AmeriBuy and they can have you FULLY APPROVED in very short time. AmeriBuy will NOT present any offers to any Sellers until a Buyer has a FULLY APPROVED commitment in writing by a creditable Lender. Your Realtor at AmeriBuy can introduce you directly to the Lender and work with that Loan Agent to make sure you are approved quickly and at the best rate and terms.
Q: Can AmeriBuy help me with getting approved for a home loan?

Q: Does AmeriBuy make Loans or is it in the loan business?
A: NO. AmeriBuy can refer Buyers to a Lender, but AmeriBuy is NOT in the loan business. AmeriBuy ONLY represents Buyers to make offers on Property at a flat rate and rebate the savings back to the Buyers.
Q: What type of loans are available through the lender you refer to?
A: They are a direct Lender and can make virtually any type loan available that any Lender in the U S is able to provide. They have 100% loans, interest only loans, option loans and any other type you have heard about or may need. It is their money and they make the decisions on all loans.
Q: How do I get started with AmeriBuy?
A: It is very simple. Just call our office (888) 225-0256 during office hours of 9:00 AM to 5:00 PM Monday through Friday and 10:00 AM to 4:00 PM Saturday and ask the receptionist to put you through to an agent to discuss buying a house. OR
Go to "Getting Started" page on our website and scroll down to the end of the "Getting Started" section, and click on "Buyer/Broker Agreement. Print out the agreement, complete the blank spaces on the agreement and fax it to us at (714) 529-5914. An agent will call you back after receipt of the Agreement.
